I have been there a couple of times. You are the first person on BP saying they invested there so interested to hear how it was going. From what I saw, seemed challenging in certain parts but likely a stable group of people who would rent.

i have been to a couple. You need a cashier's check for 10% of the amount you will bid. Most properties get taken by the bank. When there is bidding, it is fast and furious. You have to close within 6-8 weeks. I suggest going to a couple to see how they go. Also, you might track a property and think it will be auctioned and it gets pulled from the list.

Units are not in great shape. One I get 2000 a month, the other 1800. Will likely go free market on the 1800 unit soon but have to invest some into that unit. Next year will do the same with the 2000 unit.  The tenants are for the most part pretty good. No real issues other than when items need to be repaired. I have a full time job so I have not focused on the property at times. Will be soon.

The way it works in NYC is depending on the violation, you have to get it fixed within 30 days. Some just need the tenant to sign off. I have never gotten a serious one. If it is not done within 30 days, they hold onto the check.
