Here's a different scenario I don't believe has been touched on that happened to my parent and could very well happen in a MA's. My parents were buying an owner financed house. Everything was going well until all of a sudden they had people coming to look at their property. Turned out the financing owner wasn't using their payment to pay his mortgage but was sinking in all of his houses. The house was almost in foreclosure when my parents found out about it and approached the lender. They then were allowed to assume the mortgage after showing their paper trail.

What happens to the end buyer when they get screwed in one of these situations. Obviously the seller will have the finger pointed at him, but set it up with the buyer.

I live in TX and as most know they don't play well with what they deem as deceptive practice from real estate investors. They will put their foot down if they get numerous complaints as they did with the lease/ purchases several years ago. It only takes enough people getting screwed and complaining before they start dropping bombs.

As Bryan stated, both sides are already on rocky ground from the start and here comes Joe Investor with no equitable interest in the property taking a nice chunk of cash and placing the two together. You may have a rock solid legal wall to stand behind, but at the end of the day it's the judge and jury that determines your fate. Most of them won't look kindly on investors imo.

Thanks Jimmy! To the ones who were receptive I would ask them how the rental business has been going for them these days to which they would reply excitedly with stories of how well they were doing. I talked to a couple of them for probably 20 minutes and even if they weren't looking for any houses they asked for all of my info to pass along to other colleagues.

One gentleman told me his whole beginning of how he bought 3 commercial properties (around 40 years ago) from a friend who was retiring for $100,000 and tripled his money 2 years later when land developers came in. He now owned 217 rentals down from over 400 and always bought cash. Even if he wasn't looking it was nice to conversate and pick his brain a little.

Overall I was pretty happy with the whole experience. Thankfully it wasn't a crappy first experience with all of the wrong prospects which would make me look pessimistacally on the 2nd time around.

Thanks. I've got 2 Craigslist ads going in For rent and services. They're not going so well. I'm going to keep trying with coldcalling and try to perfect my approach, same with Craigslist. Thank you for your feedback!

I agree with that John. If the wholesaler is taking the time and actually marketing directly to homeowners through various campaigns, negotiating prices to a point that he can then put them under contract, then I believe they present a value to their buyers for all the work they put into bringing them a deal that may/ may not have come their way without that wholesaler.

I didn't come from a lot of money and worked my way up in pay at my job to save the money necessary to properly market my various campaigns I will be marketing. I've had no mentor and have spent probably thousands of hours reading and cross referencing material to get what REI education I do have. I think that once I do have success in the field I will really be able to appreciate it.

Wholesaling can be a great way to break into the idustry, but I believe if you screw over other investors in your area out of deals you could easily get blackballed and never be taken seriously again, or for a long time anyways. Wholesaling's not going anywhere so take your time and learn how to be creative and an asset to your buyers list and in time I'm sure you will be greatly rewarded.

So I've been procrastinating about this part but knew I didn't have a choice. I grabbed the greensheet and forced myself to finally do it. I stated a nice little scripted intro that told who I was, what I was, that I'd seen their ad, and how I worked. When I first started I was leaning forward, heart pounding, and fullf fear. By the end I was leaned back and relaxxed. It went surprisingly well. Had some very receptive, some iffy ones, and others weren't interested. If they weren't interested I asked them if they might have any friends who might be and if they could pass my info along.

I also got some compliments on my domain name for my website. They liked how easy it was to remember and how it summed up my business. Even better I got 2 leads for potential sellers.

Now I haven't actually gotten an email from my autoresponder that anyone has signed up yet. Do you think from now on I should get their name, phone, and email even though I have also sending them to my site or is that a bad idea on a cold call?

All in all I did it for 2 hours and thought it was a pretty good experience.

Glad you could benefit. I'm vice versa you Bill. I know a lot about SEO and social marketing and have used those to help me scour the web to learn all I have about RE. I'd say about 90% of what I know about business, marketing, RE etc. I have learned because I used reverse SEO to find the detailed subject matter. In a few more weeks I'll finally be implementing it into action. The rest I'll probably have to learn through trial and error.

Anybody can feel free to pm me if they have any SEO or social media marketing questions I might be able to help with as much as everyone here has helped me in my journey.

Btw, this is directed more at the userbase than Josh. Josh can only work with what he actually writes or his sites coding. The userbase titles their own blogbost/ titles, and writes their own content/ articles. Therefore it would take the cooperative effort of the userbase that writes all of their own to implement these aspects into what they write for it to work.

Josh can only account for setting up the coding of the sites structure to make sure it is easily optimized for the web crawlers to crawl, beyond that all the content is 99% userbase originality.

If Josh has a FB setup for BP than here's another idea I learned about a while back. As BP Facebook gets new fans then add these fans as friends on FB. As you write blogpost, threads, or read others blogpost/ threads then post the link on FB. This will, as you know, become visible to your FB friends. Most of those friends will also have many friends in the RE industry. Make sure you suggest when you post the link that they hit the "share" button which will then show the blog/ thread link to everyone of their friends as well. If they also request their friends to hit the share button, well you see the skies the limit on bringing more ppl here.

As with anything its a numbers game. Josh has a 60,000 subscriber base with a percentage of those as regulars. More numbers equals a % of more regulars.

As big as BP is, as often as it's crawled by the spiders, as heavily as it is referenced in the search engines, one of the very best ways to bring in people to this site would be....The thread titles...

Look at the top of your browser right above the url address bar. You can see this threads title. When people search something in Google, the title tag (which is what the thread would become) is one of the most weighted aspects when giving weight to its placement on the SERP's (search engine results page). Often I've searched a specific keyphrase and Biggerpockets threads pull up in the top 3 searches, and probably more often do not.

Titling threads for heavily searched questions would put BP at the top of most searches as big and heavily indexxed as the site is. Same with blog post titles. Tags are not very wieghted at all in SERP's.

So if you want to know what people are searching here are a few key suggestions:

- Google "Google keyword tool" and type in different RE keywords and keyphrases and fit the most searched and competitive keywords/phrases into your thread/ blog title.

-Google RE keywords/ phrases and look at the top ranked SERP's (You'll see written ezines or websites or fums usually) and title threads/ blogpost with these titles.

-Use these most competitive keyword/ phrases within your threads and blogpost (no more than 2% keyword density i.e. 100 words = the same keyword twice or Google will see it as a spamming attempt) but also make sure the words fit in and are readible within the text.

-If you have a blog post add an image and stick the keyword in the alt (image) tag for it.

When Google crawls these keywords/ phrases it will countthe density factor over the entire page (title tag, meta tags, meta description, alt tags, nd within the text) so make sure it all fits into the 2% density factor. Then as people search these question, words, or phrases BP will start popping up there with the ezines, articles, and sites on the front (or hopefully should).

This should help bring in more new members to help engage in conversation imo.

Reminds me of a lesson I learned a while back about getting more readers t your blog or articles. Writing Killer Headlines. Hadn't really thought of it in terms of the forums but now that you mention it I have been guilty of not clicking on many threads because the titles were redundant and I'd seen it asked so many times before. You might be on to something there Bryan.
