Will I agree. Not only that, but a lot of people can easily be more shy about speaking out in person and much more comfortable speaking from behind an avatar. Not saying I'm one of those people but it's just true. Otherwise internet chat and dating sites wouldn't be as huge as they are.

I haven't made it to my REI club yet (an hour drive I've procrastinated on making) buy BP is just so convenient with investors at every level of the totem pole.

I would assume renting will skyrocket.

What about seasoned titles from lease/ options and refinances from subject to's. Wouldn't that be far easier then a straight mortgage from the start?

So I have been reading into the Texas Property Code along with a book I bought Texas laws on Lease Options to figure out how to do it without violating any laws. Hehe, Texas has a lot of red tape to wade through.

It states an option fee cannot be forfeited due to late payments. Would this also encompass complete non payment/ eviction?

It's full of riddles and a huge process (you have to divulge the the lender, address, phone, loan balance, principal/ interest itemized before they sign any contract and then every month after they have moved in for example) but I'm reading and rereading it and will be talking with an attorney to make sure my contracts are straight before I ever do anything. Any feedback would be appreciated thanks!

Edit - It also states that you have to give 30 day opportunity to cure any defaults on contract before you can do anything. Does this mean I would have to wait 30 days before I could even start the eviction process?

I know a lot of people view strays as a nuisance. Add to that the fact that they breed uncontrollably. I have 2 cats (easy maintanaince when your gone a lot of the time). Recently when I was out back a little kitten, probably around 8 weeks, was in my backyard. After enough courage he finally came over to me. I could tell he was pretty hungry and he was so skinny. It's hard for me to walk past anything or anyone I knew was hungry and not get some food for em. Now he practically lives in my backyard. His brother as well who is scared to death of me. I feed them about a bowl of food a day which doesn't bother me.

I know most people hate feeding strays for an assortment of reasons. Many would say I should take them to the shelter where most likely they would end up being euthanized. I wouldn't be able to do that. They would end up doing whatever they were going to do whether I fed them or not, but at least I know they're not starving when I can help. Besides, it's not like they have a choice of being in their situation. They're the victims.

I'm just curious what others do when they see strays. How do some of you landlords feel about them?

I don't know anything about Google Voice. I was referring to his question on Ring Central. Google Voice looks interesting though never investigated it.

Question- when they call you on the VIOP number do they get the same voice mail as the one on your phone or can you set up another VM?

Yes, its basically your phone with that phone number over the top of it that they see. It's no different then if I put a redirect code over an old domain to my new domain so when they type in the url they go to my new one or email forwarding.

Buy an 800# or one of their local numbers from Ring Central. Fairly cheap. My 800 is only $30 a month and I have the number forwarded to my number. If you return a # just block the caller id with *67

Haha I definitely agree on that. My entire script is "Hi my names [name] and I'm a wholesale real estate investor. I saw your ad on Craigslist and was curious if you ever look to purchase other rental properties if you got the right price and cashflow?"

From there I wing it. I start out the way I do before telling them where I mention their ad instead of vice versa because I don't want to get anyones hopes up about me being a prospect tenant just to be a coldcaller.

I did the same thing a while back and started out saying I saw their ad in the greensheet or wherever and I'd get an excited "Yes" or "Yes it's a 2/1" etc. and wanted to bring a way where I don't necessarily start out the bad guy for getting their hopes up in the first 5 seconds.

VOIP's have been around for a little while and are relatively easy (and cheap). This guy does a pretty good job explaining how to set one up.
