Thank you for the great advice everyone. Very much appreciated. I will look into some of these suggested areas which some of you pointed out. Even at 5%, though it maybe a small yield, if I keep putting money in and letting it compound I could maybe get started in 5 years or less. I mean who doesn't want to get started right away, but at least while the principal and interest keep compounding I can create and recreate a more solid foundation so that when I do start I have at least some kind of game plan for where I'd like to go. I'm 32 so I still have time to get there as I've heard, "It's not a sprint, it's a marathon." Thank you all!

Thank you for the feedback. Actually the 5-10k (or more) is after the credit cards are already payed off. I have no plans on leaving my job, just using it to create more money to invest with ;) I plan on building as much money to invest with as possible

If anyones interested, I used to take SEO (search engine optimization classes) which help to properly structure your blogs for the search engines. There are a lot of of different tactics you will need to implement in order to give it the best opportunity to get the results you are looking for plus a few tactics of my own I integrated that worked out pretty well. If you're looking to jumpstart a new blog (or an existing one) I don't mind sharing. Just send me a pm and I'll write the first one and copy/ paste it to anyone else.

To see how well it can work just google "republicans discrininate" or "democrats discriminate" and you'll see a thread I wrote specifically to work well in the search engines titled "Republicans and Democrats Who Discriminate 2011 Complete List" which is the first actual search result on the first page of Google when me and my poker buddies got pissed about the politicians closing our favorite online poker sites ;) The techniques work but you have to put in some effort.

Hi BP! I know it has been quite a while since I've had any activity. I fell into some pitfalls (when it rains it pours) as well as working very hard towards eliminating a drastic amount of CC debt I had accumulated and have been working massive overtime at my job. With a little luck I should have it completely eliminated in a month.

Initially I had wanted to get my foot in the door wholesaling real estate. Although I believe in the industry and that it is very doable, I realized I just didn't have the time I would need to do it successfully checking out leads all across Houston. I was right at the brink of dropping my marketing strategies to start and guess I got cold feet in the end.

I decided that I would prefer to get my feet wet privately funding the right individuals projects and in time work towards doing my own projects. Though I have pm'ed one of my colleagues who has really helped in guiding me in the past, I also wanted to get insight from others who might help in pointing me in the right direction (i.e. Finding the right solid individuals, evaluating the actual investment, expected yields I should be prepared for, any stipulations or questions I should need answered before committing, setting up the deal etc.).

I see a ton of articles here and across the net on how individuals can go about finding private capital, but can't seem to find any on what steps individuals such as myself who would like to invest in others should do to safeguard and make the most solid investment for themselves.

I would be starting off rather small (5k-10k or hopefully more assuming my company keeps the overtime going for a while). Any feedback would be greatly appreciated, thank you.

Your right Bryan. I liked the initial cushion of being able to walk cheaply from the purchaser without executing my option for whatever reason down the road but with all of the rules its somewhat ridiculous.

I mean I understand completely the ethical reason underlying all of the initial legislation but some of the ideas are they stuck in there are completely moronic.

Yes if you could pm me any good attorneys you might know in Houston I would appreciate it. I have one of those prepaid legal things just for consultation but want a real RE attorney because PPL isn't a substitution imo. Thanks!

What if I lease/ option from the seller and owner finance a buyer is that legal?
