I worked on a job in Charles County, MD a number of years ago and they did require it for every home we built (ground up).  Unfortunately, that wasn't in the initial estimate, so the entire build out cost was wrong.  And to top it off, it was 2008 so it's not like the sale prices were doing anything good to help matters.  It hurt.    

I'd definitely recommend what you're already doing and put in a call to your local jurisdiction to be 100%, but I'm guessing you'll need to put them in.  See if you can get reduced insurance for that though- sometimes you can save a bit on the premium if it's a buy and hold.

@Russell Tidaback  There's a great article on the DC area that was published recently by the Center For Regional Analysis (Which is a large university- run research/ analysis group in our area).  It talks a lot about the Washington DC market, Northern Virginia, and Maryland and the future of these markets...  Here's a link to a blog post I did about it and the article. @Eric Yi The investor group I go to is located in Fairfax City- very convenient.  Here's the their Facebook Page.  Reach out and ask to join, then you will get notices about all the meetings.  I can't make the Sept meeting, but I'm a regular and it's a fantastic group. https://www.facebook.com/groups/CapitalBP/.  They meet on the last Tuesday of the month usually.  Hope to see you there!

I think it would be nice if NOVA (Northern Virginia) had a place as a sub-forum.  Very big area and very different from the other metros located here.

Hi!  Welcome to BP!  I'm a bit south of you in Northern Virginia, but I get up to Baltimore a fair amount too- great market up there and I see good opportunities frequently.   

I really recommend the Podcasts. They are great when you are stuck in traffic.  :)

Very cool! That's interesting data mining and sounds like an analytical approach. I use data for just about everything, but the main thing I've been working on is a tool that uses Zillow valuation data to mine the MLS for deals. So far, it is working well and in final testing now- I'm hoping to mine the MLS daily for deals and make the first step (finding a property) more efficient for investors. Hope that makes sense!! :)

Hey! Welcome to the site! I'm in Fairfax too and work with lots of folks in our region.  I really recommend the Bigger Pockets Podcasts for long drives. They are great in traffic. :)
