Hi @Scott Graham

Associates Degree in Nursing and working on Bachelors in the same, nursing for 20 years so I see people at their worst. I gained thick skin with ill people and feel it will work well in my new part time investing strategy. I don't want to see myself working in the ER at age 60 so I want to implement my retirement investing with RE.

Thanks @April Crossley, well said... working on networking. It's funny how RE agents look at you like you have two heads when you say your are an investor. ugh

@April Crossley, are you still licensed? I am considering getting my RE license but only for investing purposes, I def don't want to be an agent. But you have to do so to become independent with your license. I basically want it for the MLS perks and some others as far as contracts and such, but I don't want to be a slave to a RE company, since I want to build my own investing portfolio instead of for another company. decisions decisions. My W2 job pays 50k+ and I often wonder if it's worth it. I would love to have an agent friend that will share their MLS info but that is out of the question for me here in SC. Great advice April.

Post: How flippers can ruin a wholesale market and deal

@Bob B. I like the "Overall statement that BP is a positive and reinforcing forum", yes it is...

@Account Closed, I think the idea of getting a "steal...of a deal" totally blinded you from seeing that this man had just lost his wife and of course elderly. Wholesalers try to help people out and like many said above, he was not educated in knowing the market or the value of his home. If you want to go anywhere in this business, you have to be fair.and this deal wasn't fair to the elderly man. I am sure you wished you had never posted after all of these comments. But it also opened my eyes to how some wholesalers are perceived by some of the forum community. I see stereotyped ideations of wholesalers with no regard to those who are doing it right. It makes me wonder where any of you started out? we all have to start somewhere, and many of us aren't as fortunate to have a bankroll to dole out 100K in cash to buy a house. What is the difference in a flipper that doesn't have a license to make a contract deal (besides having cash) with all the unlicensed comments. What have I learned? watch what you post, and think wisely about your deals and who you are dealing with. lesson learned Jason?

Please keep in mind, I by no means am taking up for Jason, but the community is definitely being harsh on comments related to wholesalers in general. WTH

@Joe Sheehy, as far as the webpage development, I looked up what people look up to sell their homes. I found pages that market to these people and look to see what their sites include, how they market to the seller/buyer. I found that many are the same and developed by the same company. What I learned is that those that use the same website host have the same pictures and links that lead you to a squeeze page to fill out forms and information. With this said, I use this info to talk to my guy in doing something that stands out from the rest. web sites are like cookie cutter houses these days, all the same, different colors. Do something that sets you from the rest and stands out. But to find what you want, you have to look at your competition and do better.

Following this post to see the replies. I am pretty sure we can't use a title company here in SC for closing that we have to use a closing attorney. But I am interested to know how your appt goes.

Jason Coleman Welcome to BP!!! Is your agent Investor friendly? I contacted an agent with a company up there and nothing but crickets... my children live in Greensboro, love it there. Downtown is awesome. Good Luck!
Joe Kim if I live in SC and bought in Fl or Ga, would I be covered?
Following and would like to know
Lisa Tolan, do what you want to do and don't let anyone bring you down. You did a good job and you are out there trying to get a deal... Bravo. Some people are stuck in Old School ways. Keep up the good work!
