I would say after the volley of back and forth discussion license or no license. Have the money to buy a property at a good price and sell it to start off with. Then decide about a license. It all boils down to if you have the money to get the property contracted to you and then sell it. No risk for not getting a buyer right away, it's paid for, then market it. When u get a few deals done and have leverage you can be confident in making deals happen more creatively.

Chris Eley great job, amazing rehab from what you posted. What was your main strategy on building the list for mailings? Did you use a list source company? Please share. In my opinion laminate doesn't last as long as tile or vinyl planks, but you got it done. Good price for that market area that is off the chain in competition. I am jealous... wishing you more success.

Great Question @Account Closed man I love this one, meetings that you are not engaged in. I hate a mandatory meeting and having to sit there, esp after working 12+ hours of night shift and the meeting is at the end and having to drive 50 minutes to get home. It is financial freedom, working for myself and sometimes if I want to work in my pajamas, I will. I want that choice. I just want to make it on my own, and not for someone else, unless its for my family. For me its a race to social security, because I am pretty sure it may not be available when I retire, so I have to work harder to have a good life after working and hopefully I will be able to be independent before then and enjoy it a little sooner, but I won't stop investing until I die, so my grands can have something that this world wont give them.

Congratulations Andrew Campbell big props to you!!! What was your other job? I agree Bigger Pockets is addictive to me, I can't get enough education and feel like a sponge gaining knowledge. I hope that REI does the same for me, as I want to go full time with in 2-4 years. Way to go!

I enjoyed this podcast, Zeona is energetic and lively, loved her aspect of the investing journey and how she started out with a PML/Friend. I want at least one Airbnb property since we are close to the beach, I think it will do well. Thanks Bigger Pockets!

This idea seems sketchy to me, but I am following this post. I would think it would work great for a rehab or flip, to use the credit line and sell the house paying the credit back, but as far as for down payments too, hmmm not sure about this one. It is an interesting concept. I am interested in getting a business credit line but not for buying houses, strictly for rehab.

I am interested to know what you do for Health Insurance after you left your W2 income to go full time in REI? I am wanting to plan for the future, since my goal is to be full time in 2 or 3 years. I have the option of part-time work to keep my insurance, but after 20 years in my career, I want to retire early.
