Either the homeowner is deceased or they didn't want to deal with it and felt it needed too much work to sell it. Alot of them are LAZY!!

Advice, if the house is listed with a realtor, NEVER try to cut the agent out with a cash deal. One day you may need that realtor!!!

@Nicolas Lopez , sometimes you can look on auction.com(if it is on there) and they will have the title on the site or you can search the public notice website for your state and it will tell you also.  What I do sometimes is pull up county records, see when they bought it and kinda guess depending on years. But if they took out a second mortgage, that doesnt work.
