I look at auction.com to see if it has a starting bid. From there, see if it is with an agent or owner still sitting there drowning and then call them personally and ask if they are willing to sell. At that time, they can tell you what they owe and my experience is they are willing.

I live in Augusta, Ga. and all we have to do is go to the county website and search online maps.  Once, you pull that up, enter in the address of the home and the owners name as well as where their bill goes pops up.  That website also gives you what they paid for it and when.

Property managers are good when you do not want to deal with the daily calls, payments, screening of tenants. Property managers also rent the properties fairly quickly.  The company I worked for handled all maintenance calls, the only time we contacted owners were when it was a problem over $250.  Pretty much all the owners had to do was wait for their checks every month. With that being said, they do collect around 10 percent per month for their fee.  We also collected half of one months rent for our fee to get the first tenant. Hope this helps.

If it is hard to rent you may want to hire a brokerage. Usually they charge 10 percent, but if you keep reducing your price, you will be paying that anyway.  I would look at a lower credit score but only if you do a rental verification and collect a double deposit.

I have found a home here in Augusta, Ga. that is currently $130k under market.  I have a couple interested and the bank accepted the deal but they are having trouble getting financed with their current home until it sells. I dont want to lose this opportunity for them. Any suggestions? I don't know if bank would take an offer contingent on their house selling????
