@Brian Perlman I am with a real estate investment services company, KeyVest, and we focus on property management in NJ.  Our Broker Owner is very familiar with Section 8 and would be happy to work with Section 8 Landlords in NJ to provide help, tips, suggestions, etc. if that is what you are looking for!

Hi Jack!  I work for a real estate investment services company from NJ and here are some rough, quick notes...

First, I would reconsider doing an LLC. This adds protection in case anything goes south. A little complication upfront can save you in the long-run.

Second, start building your criteria (sounds like you have started this already) - your all-in budget is, what kind of neighborhoods you would want to invest in or not invest in, how much cash flow/return is worthwhile, etc. etc.

Third, turnkey properties can be dangerous, so do your due diligence. There could be a very good reason the seller is trying to get out.

Our Broker Owner is always happy to chat with newbie investors to provide some help with no strings attached.  We also have a lender we recommend for NJ if you want.

Hi @Jorge Hernandez - I work for a real estate investing company and we manage short term rentals for investors along the Jersey Shore.  The market is there for that and investors produce returns, so I suggest assessing that market for yourself!

Hi John,

We manage vacation/short term rentals (on Airbnb, VRBO, MLS, etc.) along the Jersey Shore and near Mountain Creek.

I am not aware of any management companies up there, but am happy to share what we have learned in case that would be helpful!

Hello Terry!

Congrats on the closing AND getting it rented!

We are a property manager on the Shore and have be doing the STR rentals for the past few years.

You are right, on Airbnb most fees are incurred by the guests, but they just started charging a 3% fee to the owner.

We also advertise on VRBO for more market exposure, but most of our bookings come in through Airbnb. Repeat clients will then book directly through our agency (MLS) because it saves everyone on fees and our owners take home more at the end of the day.

Just some food for thought if you haven't considered this already... As an agent, who is your target audience?  It sounds like investors are.  There are many investors looking for rental properties in Bergen County area and established investors there already.  I am not sure what the market looks like for that in Scranton. 

Then, which area do you know better and where do you already have a good base of connections/sphere.  Those could be other criteria to look at.

You also mentioned house hacking as well - there is an agent/investor on here @Shawn Mcenteer that is pretty knowledgeable about that in the North Jersey area.
