Going second/third/fourth what everyone else is saying about buying no and not waiting.

I am not sure what market you are in and how it works there, but for the Jersey Shore where we manage seasonal/summer rentals, buying in late spring would be too late for booking it out during peak season.  Now through the holidays is usually when people book their summer rentals.

@Shawn Rose Another school that is online and super flexible is cjrei.com.  They allow you to go at your own pace, mix and match classes (night, day, weekend, etc.), having rolling admissions...  This is the school I went to and I was satisfied with it - passed on my first try.

Yea it looks like you can't do anything shorter than 30 days there. Is that the area where you are looking to have an airbnb/do STRs?

Eventbright: Look for events put on by Nick Tang - he hosts events in all three states

SJREIA (South Jersey Real Estate Investors Association) - check out their Facebook page or website, they also post events on the forums here, they are one of the biggest

Those are a couple big ones to start with!

You could also try cash for keys to get them out.

Like Henry said, your eviction attorney should have some answers on why its taking so long. What do they say?

We are a property management company and have a lot of owners in your situation where their tenants were tens of thousands behind in rent because they didn't pay during the whole pandemic.  We have been able to get back rent and also evict since the moratorium was lifted.  I don't know if things are a bit different up North, we are more central and south Jersey.

If you want I can see if our Broker Owner who handles all of that stuff can chat with you about how he is going about it.  Maybe he can help point you in some positive directions or just be a sounding board for your idea of selling. Let me know if!
