Hello @Joe L., first - congrats on passing!!

Try smaller brokerages.  They tend not to have all the desk, franchise, transaction, marketing, mentorship, etc. etc. etc. fees.

Like you said, you will likely have to pay for your MLS, boards/NEXUS, E&O (maybe - some agencies like ours cover that). However, some MLS and boards prorate the fees for the calendar year when you join. Hopefully that will ease the expenses for you.

We are a smaller agency with minimal operating expenses, so let me know if you would like to learn more.  We are investor-focused and founded by investors, so you have direct access to mentors to help you invest in your own deals, along with growing your real estate business.

Hello @Matthew Reid!  I don't want to sound like a broken record, but practice tests... Like @Kevin Manafi and @Anastasia G. said.  Not only for the reasons they mentioned, but taking multiple exam tests in itself is a skill.  The better you can get at answering multiple answer questions, the better you will do on the exam.

Our agency, KeyVest, is sponsoring people to get their license.  I head up the program and I am finding that the more practices tests someone takes the better they do (or more likely to pass on the first try, rather than having to take it multiple times).  PSI has practice exams that I have gotten reports are the best for studying/preparing.


Good luck with your exam!  Please reach out if you have any other questions on taking the exam and then the next part of the process... vetting brokerages.  It's important to know what questions to ask so you don't find yourself at the wrong place because that can set you behind. This is what I coach people on all day and I am happy to help.

Hi @David Smith - my company manages vacation rentals and we use Airbnb and VRBO along the Jersey Shore.  I am not involved in the actual management so I don't have all the specifics but can provide some general information to your question at least for NJ...

Any town bans on Airbnb?  More what we see is that towns will put restrictions on short term rentals (i.e. has to be monthly rental or longer than one week, etc.).  I am not sure off the top of my head of any towns in NJ that have out right banned STRs.  I know there are some in California.

Do you do Airbnb in a 2-family?  We personally do not manage a 2-family in particular, but we know that it is done.  We have a vacation rental that is a condo.

Not sure if any of that helps!  Please let me know if you have any other specific questions and I may be able to hunt down some answers from our property managers.

Hello Curt and @Kurt Weber,

The company I work for manages vacation rentals and ours are along the jersey shore.  However the price points for those high.  The other place we see a lot and are considering expanding to are in the Poconos - lots of airbnbs out there that do well.
