Hi,

I've been doing a lot of property analysis using the Bigger Pocket calculators. I'm still new at this and I'm wondering where the P & L number is coming from, especially in the Rental calculator? 

I appreciate any help.

Thanks for all your comments. I called today and haven't heard from them yet. I know the comps in the area but won't know the rehab costs until I can get in and look at it if they let me. It's a great area and it's definitely an eyesore for the neighborhood. No sure how to structure a deal if they are willing to sell. 

Flip would probably be best but I want to do buy and holds. Seller financing? Flip and use money for another property? Buy, fix, keep? arrrr 

I will have no problem with financing but not sure I can come up with rehab costs if they are hefty. Guess I'll have to wait and see.

Hi,

I found a house, I've called the owner (left a message) I need to know if they want to sell how to structure it.

Seller financing? and if say I buy the house from them for $50,000 and they hold the paper and I rehab it and want to sell it how does that work? I'm confused?

Or just buy and do a flip?

I may want to buy and hold.

This is my first attempt at a deal and I'm not sure what to do. Flip seems logical but if they hold the paper it would cost less for me, but not sure how to make it win win.

Any advice appreciated. Nervous nelly! lol

Hi,

I been driving by this house for a while now. Really run down. I finally found tax records and the owner. It's abandoned but in a great area. My problem, I'm not a wholesaler but I am looking to invest in something, but I'm not sure what to do.

I think I will send them a letter but if they call me, I'm not sure what to say. I will go see it and see if I can solve a problem for them but I'm afraid of the initial conversation (if they call). 

Any words of wisdom?

Welcome! I have been on Bigger Pockets for about a year and I can say I feel much better now about running numbers then when I first started. I haven't bought my first property yet but I'm looking. Keep reading through all of the blogs and forums and you will learn a ton!! Good luck to you!
