Hey nick, Welcome to the forum. Sounds like you can have some patients because you have a job and a place to stay. Some times when it looks like there are no houses to be found, You can miss a golden opportunity.

Hopefully, Some of that research you were doing gave you some insight on how to get forclosures in Miami. This is an excellent place to start.
Buy one, move in and Fix it up. This way you can purchase it as a primary and not investment. This way your loan terms will be totally diferent and for the better on your first purchase. FHA requires you to live in the house for a year. So I would try Conventional finance first. Just incase you want to flip it right away.
