Hey Greg,
That's called droping the ball (fumble). Fortunately, you have 50 million Loan Originators to chose from. Honesty is the most Important aspect of this business and if you cant find that in a person then move on to the next. I would reccomend the direct lenders but they just dont have the hustle that the brokers have. I think its because they are 9 to 5 and the Brokers are 100% commission. You might want to do face to face interviews with your next broker. Ask lots of questions before signing any documents. Most states dont require license to do mortgages so you really dont know how much experience your getting when you meet any loan
originator.

Hey Tryska,

If your spending $80k depending on the area (and I dont know what area you have chose). your going to do better then 10-20k. You need to do better because buyers want to negotiate. And, they will eat your equity up.

Your are absolutely right you will have to work on your exit stratagy if your trying to use a Hard Money lender. I see you mention HUD, And depending on how you plan to finance is Important. They require $1k earnest money with every offer. And you BID on HUD homes. You just dont buy HUD properties.
If you have good credit scores (620-750) your half way there. If you dont own a home make your first home a primary purchase. This will save you lots of Money.

No problem! Just give me Info on what part of south GA (town, city and county) the price of an acre and some of the good stuff (lake,river disney land) in the area that will catch the eye.

Mark I think you have the right Idea! Just remember people with excellent credit find other ways to purchase property. Other ways then throwing money at it. I think your dead equity would look better in a Money market or IRA etc... Look at the 10yr Interest only 30-40 Ams, when you purchase or refi. this will give you an unbelivable payment for the first ten years. Which puts the difference in your pocket. the property value in Phoenix is still appreciating Because of the population increase.I use to live in Phoenix, I know how wonderful it is. (Especially for the rich)
You have a golden opportunity to set you and your wife up for life with the right decission.

Welcome Tre308 I've been a property locator for some time now and I've never had the time to check out a REI. I guess I should look into that myself, for networking purposes only. The best advise that I've encountered has been right here on the forum.
