Another post on discounting, Which the other one is still going. this subject is a tough one. But I have notice since the last post lots of discounting companys are closing down. You have to realize, you have to make money to keep the doors open. Options are important and sticking a sign in the yard and just doing MLS isnt going to sell property. Most sellers get upset after 90 days. Its just a expired listing about to happen. So in a sense I do appriciate discount brokers. they make me look real good when I provide multiple photo's, virtual tours, open house, Ads, Co-op flyers MLS, sign and flyers in the yard. etc.. this is what I know sell houses.

As a Realtor, If I know someone was killed in a house I would'nt show that house to anyone. But My question is, How would I know? Unless I lived in the Nieghborhood and was witness to the incident. I dont call the police dept every time I want to show a house. I dont talk to the Neighbors. this is not one of our listing questions that we ask the seller. It doesnt show on any listings or documentation. and if the seller decides not to disclose this info, How would the Realtor know.
In Georgia Were not allowed to disclose this info. But if I knew I would take my clients to another Area. unless they told me about this house, Then I would have to show it to them no matter what. I would also explain that they could ask for disclosure in writting and put the question on the disclosure.
there's ways of finding out information. If this was serious then, like your saying now you could have knocked on doors and ask questions befor signing the bottom line. I've had clients go to neighborhoods and sit on weekends just to see if its a quite neighborhood.
Never had anyone concerned about people dying in the house.

If a locator does'nt call you back Then that locator either had no experience or not enough business since to know how important it is to build a relationship with a true season Investor. Now that being said and the locator not here to defend herself, I'm going to have to do it for her.
Because, You have two types of investors. You have your seasoned true investor and you have wont-a-be's. Most true seasoned locators can spot
a wont-a-be as soon as the conversation starts. But, Locators still try to mentor and work with them because you have to start some where.
True seasoned Investors- have a system for buying properties sun up to sun down. they ask the right questions then They do their due diligents. they act on the property fast. Because they know they are not the only ones seeking these properties.
Want-a-be's- Have no direction, Use to be locators, have taken several get quick investor courses, Work 9 to 5, Not fimiliar with the praise
"time is of the essance", Trying to low ball the seller to were they wont even entertain the contract etc...
Only you can say what the situation was to cause you and your locator to lose contact. I personally would have called the locator back if what she was talking about was of any interest.
The locator could have possible lost a future long time relationship or business partner. Or a Want-a-be.
