And welcome to the forum. I'm in the Metro Atlanta Area.
I know rehabing is a good business if your sharp at what you do. People
will call you again and again for your services. Do you have a contractors
license and are you insured. this is the question every body ask know days.
I'm not fimiliar with calhoun, How far are you from Decatur GA.

Hey Madabney,

The problem with moving on is you will have to do that anyway. And that property you worked so hard to find is nolonger under your control. Because you didnt have the Investor sign doc's stating he would work with you on the property. Now your starting from scratch trying to find a whole new property to work. thats a lot of time and effort waisted.

this is just heads up to the newbie's who can learn from others who have bump their heads so they wont have too. You know its very unprofessional
when you bring an investor a property, then you dont hear from that investor, But find out he's talking to the seller trying to buy the house with out you, The person who introduced him to the property first.

And your right if an investor does'nt want to work with you thats fine,
Move on. But, Take your property with you to another investor who knows
the business, Who has no problem with signing these doc's. And has no problem with others trying to earn a living. Remember doc's have to be sign before the property is even revealed to anyone.

I think this protect everyone and deals will get done.

I've seen times Even when someone has a relationship with the seller
(realtor) That the Investors still trys to avoid dealing with the the person
who introduced them to the property in the first place.

I'm thinking there's enough money in this for everyone. And if you get the right locator and build a good relationship. The locator could bring Some propertie that no one has knowledge of.

So I think the proper documentation is important so every one will be happy and most of all honest.

I do have several Investors were I dont have to do these doc's.
only because we have built a long lasting relationship. And my time and service is of value to them and their business.

But I,m for the doc's.

Circumvention
I've notice these doc's are now being used by property locators, realtors and even Investors. they are written agreements between the buyer/investor and property locator agreeing on price and payment.

Do they work?

I hear lots of horror stories about non payment of service rendered, Even sometimes hearing the term "back stabber" or "Crooks".

Some property locators fax these form to investors only to never hear from that investor again. What does this Mean?

If you have been in a simular situation, We would like to hear your story. Please no names just the situation.

I think if your job is locating properties and you earn a fee. You might want to learn the correct way to protect yourself and your money.

Has this business gotten to the point to were you cant trust anyone?

I think you guys will be fine. Just remember if it sounds to good to be true
then it probably IS. (get an inspection or appraisal)
