We lived in one house in Reseda for 15 years, and now in another Reseda house for 12+ years. So, we like it. It's an average suburban kind of area, not high rent (relatively) and not low rent. Not Bel Aire, not South LA. You have your high zoot shopping nearby and your more affordable too. Think Whole Paycheck Market vs Food4Less. Pretty much everything you need is not too far away. That section of apartments and condos off Reseda Bl and 101 is obviously more densely built then areas with houses. But looks like a decent area imho, and close to lots of stores etc. Good luck. Imho Reseda and other areas west of the 405 are preferable for your price range. But give that a grain of salt, I have lived in Reseda the last 27 years. Every area has some pockets that may not be as nice. You might try Tarzana and Encino near the 101 Fwy and Reseda Blvd. That is also close to the Orange Line busway, if that works for you. And in case you are not aware, most of the San Fernando Valley is City of Los Angeles. There is no city of Reseda or Van Nuys, or...... They are all neighborhoods of LA.

I could argue that internet service is a utility these days.

The broker (supposed to be loyal to both sides and truthful and honest)

Some places this is legal, but I don't think it should be. How can they represent both sides interests? They can't!

It is a conflict of interest. Lawyer up.

You could potentially get into some serious legal problems if the homeowner finds the listing and is surprised their home is up for sale as an FSBO without them knowing about it.

I'd be mad as he!! in that case!

$1.2Mil is up there to the high end for Reseda. Rent for a 1200 SF house of $3700 also seems steep. It is a decent area but not high end by any means. Prices have gone through the roof here lately, like elsewhere. Do your research and see if it is really worth that much. I hope this agent is not the sellers agent.

$55k is high. I had a homeowner tell me his paid for system cost $25k.

Iirc the house was north of 3000 SF, and the system was tied into the electric company grid.

I don't know that the numbers work better for buying it outright,

but I am not a fan of leasing equipment long term.

Around the corner from me, a 30 yo mother killed her 3 kids of 3 yo or less a few days ago, and is now in jail. Pile of flowers and balloons out front of the building. All over the news.

Extremely sad for all. I'm sure the building owners will take a hit too.

But not like the grandmother and their father and others.

Sounds like a more or less worst case scenario for the owner.
