I don't want to leave California, and don't see an Exodus. That sounds rather biblical. They are building like crazy here in the San Fernando Valley. 

I would like to leave the big city, but for now that is where the work and money is, so I stay.

I noticed there aren't any appraisers answering this question.

There's at least one, me. But the board did not used to give the option, so I was labeled specialist. Which I just changed.

Yes on clean it, fix things, turn on all the lights. If you want to provide sales comps do it at the appointment or e mail them ahead of time. You are not likely to find something useful that I missed, but it could happen. Don't cherry pick the highest sales you can find regardless if they are comparable. It will be obvious you are a time waster, and I will shoot them down in your reconsideration like the Rifleman. This one is 50% larger bam, this one is in a superior hood bam, etc. Either way supplying the info before is better than trying to fight later.

Same with any improvements you have done. List them out and provide the info ahead of time. Make sure every room is open and acessable. Lenders these days want photos of every room. If one is missing due to a locked door etc, there will likely be a return trip and another fee.

Don't bother telling me the number you "need", and don't try to pressure me on value or anything else. Worst case I will cancel due to your attempts undue influence which is illegal, and send the lender a trip fee invoice.

The appraiser is the only unbiased person in the transaction. They are there to provide their market evidence supported opinion of market value, for the lenders use. They are not there to see how high the value can go with some cherry picked sales.

Fix any little ugly things. Maybe touch up paint.
Clean it up good and turn on all the lights.
Show it in it's best light like if you were selling it.

I don't know how an appraiser missed that. Just pull a measuring tape along that wall and I'm sure it would jump out at me.

If you can avoid jackhammering the slab it will probably be cheaper.

We used to live in a condo. They started out jackhammering the slab, but than decided to repipe the building and ran pipes up the outside walls, abandoning the pipes in the slab.

You as the seller don't really have any way to challenge the appraisal, officially anyway. The lender is the appraisers client, not you, and not the buyer. But, the buyer could supply better comps if they exist, and ask for a reconsideration of value from the appraiser. It would have to go through the client, the lender.

Most of the time a purchase will appraise at the contract price. Most of the time there are comps to support it. Sometimes there are not, and it is a pain for the appraiser because now they have a reconsideration and a pain in the ***.

You can always get another car later.
I will hold on to my Ducati. It's probably worth less than $8k now anyway.
