If you make an offer with an appraisal contingency, it would be smart to not make it too short. Appraisers are swamped lately. If you have a week or less, you might have a problem getting an appraisal in time. Or you might have to pay double for a rush fee to entice someone to work extra time to get it done.

Most appraiser these days are self employed and many are one man shops like me. There is too much work, so we have no choice but to pick and choose. I delete lots of e mails from a couple AMCs looking for bids. I take the ones that come to me from known clients, without having to make a bid and have a decent fee and are not far away. Others I turn down, I am one guy. Anything that comes over for me to accept or decline and has a double fee, it gets my attention. Not to be overly mercenary, but it is a feast or famine biz. Right now the table is overloaded with goodies. Just my $2.

I believe replacing plumbing that is in or under the slab is a hard job and expensive.

Camera those pipes. See what is what.

I say Im one of the owners but have partners to answer to and thus far it has worked.

Even  if you don't have partners you likely have someone you consult with now and then.

So you could call it stretching the truth, versus saying I don't own it, when you do. Which would be false. I like it.

The DW pipes into the drain after the disposal.

The DW water does not drain through the disposal, so there is no real need for the disposal.

Here, they require an air gap for the DW, and it has to have it's own electric circuit.

Changing a dead disposal is dead simple though. I would not bother with a permit.

If you dump the window you could maybe put in a sun tunnel for light in there.

Or more electric lights.

Home warranties are nice for a seller. And that's about it.

Things do come in threes.

I the middle of the 1 week process of getting a new roof on our home, the furnace broke and needed repair and the water heater died and needed replacement.

Lastly. I wish we could have got an $8,000 roof. But apparently back in 1956 when the house was built and rock and roll was young they just used boards spaced apart and put wood shakes on for a roof. So, we needed plywood all around. The roof of 24 squares was $17k. Yes I know we are a high cost area. Permits were only abut $250, so not a big expense. Could have easily paid another $5k, but I shopped around.

I also think replace it after you move out, and before a tenant moves in.

That way neither of you has to deal with the noise and disruption of the job while living there.
