 Make sure to have Vonage device shipped to you first and then you ship it to them in philli (Vonage won't ship directly to Phillipines). They dont' need a device if they are going to take only inbound calls, you can just forward the calls to their local cell phone using online vonage tools. They DO need it, if they plan on returning calls or making alot of outbound calls.

@Noel John Cabrigas Does you virtual assistant have to use her own phone? Depends, if you want her to use a desk phone only or a cell phone?

See, having them use a US cell phone overseas is going to be very expensive, so she will have to have her own cell phone where you can forward all the calls to.

There are tons of ways to do this, as you said but i have see Vonage working very well. you can get a local California number and calls will land on vonage landline phone at her desk. She has an option to forward the calls to her local Philippines cell phone if she likes or a hybrid where landline rings for 15 seconds and then on cell for for 15 seconds before going to voice mail.

 Well, in that case.. I wish you good luck, and i guarantee you that you have come to right place. I am from India myself and virtually doing alot of research but my plan is more in the lines of Buy n hold, and/or flipping as oppose to wholesaling.

I do agree with the virtual training/help thing, if used right it can be incredible. The other day, i was telling some one on this site about a guy using cheap labour in foreign countries at $2 an hour to get hand written letters to send to absentee owners. Now, thats creative!

wow, that seems like a big step. Not to discourage you, but wholesale in short is an art of buying/picking properties at lower price than any one else. How do you plan on achieving this virtually?

Mohit, 

Windows (sliders) and doors are what initially caught my attention.  Sliders are the least efficient and most draft prone style of window and the back doors look to be original, non-insulated, with lights.  

The appliances are also dated, so would need to be reviewed w/r to functional performance and efficiency.

The kitchens look to be dated and would need to be examined more closely to determine if/when one should plan to begin replacing cabinetry and counters.

The exact determination on the amount of reinvestment would be driven by how one runs their business and the type of neighbourhood (A, B, C or D).

Can you please get into a little more detail on these two? What do you see in pictures that suggest that there are near/midterm CAPex investments needed?

I Wonder how the credit check, criminal record and income verification went (when landlord did that). May be, there was a problem to start with and no one really cared or recognized.

Still, good to know.

Maybe too much partying and/or not enough sleep? Who knows. Still great feedback though. 

 lol, i don't party, well i can't party... with Pregnant wife at home and 2 out of 4 units vacant in a million dollar property, i can't even sleep properly these days.

Oh and i know a guy who hired a lot of people in foreign countries to hand write these letters with an ink pen. They usually cost you about $2 an hour and can write English in much better hand writing than you and me.

Thats definitely going to stand out!
