Usually when the Loan amount reaches 70% LTV. Sometimes, this can lead to a debate about 70% LTV or original purchase price or current appraised value.

If the value increased dramatically or even decent, the option is to refinance to get rid of PMI.

I agree with Katie.

The goal of the books is to teach us about money/investing, so if its fiction even better. The guy was smart enough to teach us tons using a made up character.

The irony is, somewhere some one is sitting on bunch of cash, just hoping to find something like this and chances are, he/she will never come across this post.

Anyways, what are the numbers like?

Disclaimer, i am a complete newbie so apologize in advance for any stupid questions.

Found this house in Stockton on www.HomeSearch.com and have started doing some research.

The house looks pretty bad, but as they say, there is always a right price for every deal. I have a friend who works for a large investor, who agreed to drive by and get me some current pictures and here is what i got from him few mins ago. He says, there is a African American women living in the house right now. HomeSearch.com won't give any more information, until you register and let them put a hold on your credit card for $2500 to qualify for bid.

The friend also mentioned, without looking at interiors he can guarantee that this house need new paint and new carpets for sure, but he can get us better idea on rehab cost later today.

Few questions

How do you bid on this without looking at the interiors?

How do you get other information such as mortgage, liens etc on this property?

How are you going to convince your friend/family/random BP member to increase their outstanding debt by $550k?

 I find with easy with friends/family who don't plan on taking this debt anyway. You can pay them a montly fees and that would be the incentive.

I plan on holding these deals for a long time and definitely not looking into flips, so stable rental market is the key for me.

On your situation, just curious

  • Are you able to find any lender that would lend to overseas investors?
  • Do you worry about the Student loan bubble at all, when investing in these college cities?
