Yes, wholesaling is the quickest way to get into real estate investing and a strategy that you will always keep working with in the business (I have been wholesaling for almost 30 years and I still love it - I call it my "real estate ATM machine" :)

You are better off dealing with the owner directly. I always say "go straight to the source". That's how you are able to tie up deals with only $1 down, extend closing dates if you have to, etc.

You write the contract directly with the owner as well, no one else.

@Account Closed "Putting a property under contract" means tying up a deal with a contract and using the time/weeks to close to line up an end buyer - timing is of the essence, especially if you want to do a double closing and use the end buyer's money for the deal. There are plenty of videos and webinars about the wholesaling process. I have a good webinar as well.

If you can find an investor who is looking for an assistant, you can offer your services, if you have any research/office skills. However most successful investors are secretive about their skills and how they do it. That's why it is big business for real estate mentors out there who market their services at crazy high fees, they know.

Be careful who you work with and check them out. Make sure that they have a real track record as investors and mentors.

I agree with David. RealtyTrac data is rather stale. I suggest that if you want to work the pre-foreclosure list you get the data straight from the source -- your recorder of deeds office. Most counties also have legal publications (newspaper or online) where they publish notice of defaults, foreclosure dates, etc.

Congratulations! That's a good response. You are obviously targeting a high quality list and one of the things I always point out is that targeting higher value homes is the best way - less competition and better response.

When you submit an offer, also include a cover letter justifying why you are offering below what they expect in sale price. Point out work that needs to be done, the fact that you can close fairly fast (4 weeks or less) and working directly with an investor and not an agent.
