    Born and raised in Saint Louis, MO, I went on after graduation high school and joined the United State Navy. My start in real estate didn’t start until later in my life. In fact, my background is in healthcare working as a medical specialist and ultrasound technologist in the Navy in which I continued on for 18 years.

    Of course, I had the thought of as many do about being in real estate with no know how to do so and even less ambition for it. After my last healthcare position was terminated, I didn’t know what I wanted to do so I completed my Master in Business Administration in Finance. I partnered with a company Financial Education Services to provide financial services, for instance, credit restoration and identity theft protection. This was the start of my real estate career.

    Believing that I was going to network with people in businesses who would have the clients that I sought was the perfect opportunity which is where I met my mentor, Laura Al-Amery. There was a guest speaker discussing Driving for Dollars and my interest was piqued immediately. I went in for one thing and came out with another. Within the first month of Laura’s mentorship, I had my first real estate deal which was the start of a new arena.

    While being and independent agent with Financial Education Services, I worked part-time in real estate. I did very well for myself as a newbie and have continued to do so. Having a mentor and continuing education in the world of real estate investing had proven to be very fruitful so I decided to do it full time and started my company DNJ Property Solutions where we provide various real estate options, for example, lease options and subject-to’s or property management and flipping properties.

    @Andrew Smith Yes, Core Logic and List Source are the same thing. I have used ListSource recently with no success. The list was heavily used. The problem is timing. By the time they get the data and distribute it at the same time, a lot of investors are having the same information. I like to get ahead of the competition and that is why I go straight to the source. :)

    @Kane Rickman Congratulations for being so young and getting into real estate! I was 23 when I started and I wanted to get into real estate just to pay my college tuition. Now 29 years later ... :)

    My suggestion is that you wholesale a few deals first, build a cash reserve and then you can get into fix and flip using owner financing or private money. It would be too stressful to get into flipping with not a good cash reserve. Things can go wrong, delays, over budget, etc.

    If you need to move in 3 months, you still have time to wholesaling 2-3 deals, build up capital and then get into flipping.

    @Andrew Smith I personally do not like to purchase lists per se. They are heavily used by a lot of investors and a lot of potential deals fall through the cracks. 

    Find out from your county where you can access the database of all the Notices of Defaults (I found this link for Delton County, for example: http://dentoncounty.com/Departments/County-Clerk/F...). If they publish in a legal paper or some online database, you can access the information digitally (legal papers have also online subscriptions,) and sort the data by zip code, foreclosure date, etc.

    Once you have the information, call the owner, followed by an email and last a letter. Nowadays you need to be a little more pro-active than just sending a letter or card. It is much more cost effective and a higher response rate. I use WhitePages Premium. I get phone numbers and emails - out of 10 leads I can reach at least 6 via phone. 

    You can hire a virtual assistant to help you assemble the data on worksheets and all you do is call (Tuesday through Thursday between 6pm and 7:30pm is my "window".)

    It's a process and more work (which you can have a virtual assistant do,) but if you follow this process and contact at least 10 people a day, you will have a deal under contract in days and several deals the first month under contract.

    I can statistically prove it :) and I have a lot of investors/students in Texas who are being very successful doing just the steps I outlined.

    @Drayce Moore Keep it simple. :) The concept of wholesaling is pretty easy. You find a Seller (A) with whom you can negotiate and write a contract for no more than 80% fair market value (FMV). You as the Buyer are "B". Then you turn around and find an End Buyer (C) and write another contract where you are now the Seller. That's why it is called A to B - B to C.

    The ticket with wholesaling is timing and writing the contract correctly and in a way where you have an "escape clause" just in case. 

    I think a lot of mentors tend to over-complicate the process. Read up on it, watch webinars, but the best experience is for you to go out there in the field and "Just Do It." :)

    @Mike Jordan You can assign any contract, as long as the seller agrees to it. When you put a property under contract, even using a standard board contract, try to write "your company name and/or assigns" on the buyer lane. If the seller accepts, you are good to go.

    Now assigning or wholesaling a MLS property can get a little difficult, but it can be done.
