@Assaf Furman It's a little on the high side, but then again if you are new to flipping, you have to do what you have to do. It is also area specific, depending on crime, vandalism and risk factors

I personally use Zurich Builders Risk Policy on my flips. They use a formula to figure out my monthly premium, based on the properties you own as of the first of the month. You file a report and send in a check. I do several flips at a time, so it is very efficient and I don't have to call the insurance company every time I buy or sell a property. Just the report. I think they are probably cheaper than what you have been quoted, but then again, it depends on the area where the flip is located.

Hello @Arch Zambrano from a neighbor Floridian! :)

My recommendation is that you choose a name tied to your personal name. If you are dealing with private owners (as a wholesaler you probably will be), you want to keep the personal and approachable connotation to your business. For instance, Zambrano Properties LLC or Arch Properties. Avoid 'Realty' with your name, unless you are licensed.

If there is good equity, a private lender would be very interested in partnering with you. $7k does not seem enough to purchase or rehab a property. Is this for a downpayment? As long as there is good equity (at least 30% FMV), you should be ok.

How do you find private lenders or individuals with money? One fast way - do an MLS search and look for properties that have sold for cash over the last few months in the area where your property/deal is located. Contact those buyers.

Hello Jeff and welcome. The Midwest is a great place for investing in real estate. I have been an investor in St Louis for over 20 years and I also invest in Chicago.

The key is knowing how to find 'distressed' properties (undervalued). Look into tax delinquent properties, pre-foreclosures, probate, bankruptcy Chapter 7 liquidations. All this information and databases are free and like I always say, the best inventory is straight from the source. :)
