Born and raised in Saint Louis, MO, I went on after graduation high school and joined the United State Navy. My start in real estate didn’t start until later in my life. In fact, my background is in healthcare working as a medical specialist and ultrasound technologist in the Navy in which I continued on for 18 years.

Of course, I had the thought of as many do about being in real estate with no know how to do so and even less ambition for it. After my last healthcare position was terminated, I didn’t know what I wanted to do so I completed my Master in Business Administration in Finance. I partnered with a company Financial Education Services to provide financial services, for instance, credit restoration and identity theft protection. This was the start of my real estate career.

Believing that I was going to network with people in businesses who would have the clients that I sought was the perfect opportunity which is where I met my mentor, Laura Al-Amery. There was a guest speaker discussing Driving for Dollars and my interest was piqued immediately. I went in for one thing and came out with another. Within the first month of Laura’s mentorship, I had my first real estate deal which was the start of a new arena.

While being and independent agent with Financial Education Services, I worked part-time in real estate. I did very well for myself as a newbie and have continued to do so. Having a mentor and continuing education in the world of real estate investing had proven to be very fruitful so I decided to do it full time and started my company DNJ Property Solutions where we provide various real estate options, for example, lease options and subject-to’s or property management and flipping properties.

Now, many investors come to me for advice and guidance for getting into real estate investing. Although, anyone can do it, it’s not for everyone and definitely not an easy business to break into. With proper guidance and perseverance, you too can do it and have the career and make the money you hope for.

Single family units are much easier to resell and control than condos. Usually you have to deal with HOA and other associations when you deal with a condo and townhouse, which some times it makes it unpredictable for an investor to foresee special assessment or raising costs. Therefore as an investment, especially if you are looking to resell as some point, I recommend sticking with single family units or smaller multi families (2 to 4 units, which are still considered residential, not commercial.)

There are several ways to find good deals for investors, besides REOs. Larger banks usually have agreements with asset managers or certain agents who brokers their REOs. Now if you are looking to purchase for yourself, it could be a conflict of interest, but if you are selling to investors, you would make a commission by representing your investor.

Also keep in mind that smaller banks and credit unions (portfolio lenders) are much less competitive and more relaxed about their rules. 

@Delmar Bennett It doesn't matter if a house as a mortgage on it or not when wholesaling. It's more about the fact if there is equity or not. If there is no equity (the mortgage is as much or more what the house is worth,) then it will have to be a short sale, where you negotiate with the bank to accept a lower payoff on the mortgage balance. If there is equity, then it is a matter to negotiate with the owner to accept a price so you can make a profit when you sell the property.
