got 4 calls after 3 days of sending letters

Hello all...

Woo hoo...I got 4 calls after sending my first mailing of only 40 letters...yep, 10% return!!  So here's the issue on one of them,

They are investors and want a bid of at lest 700k when the house will likely sell for upwards of 900k when fixed up, but the most recent sales in the area have been around $690 or so...my plan is to offer $675 and offer it to investors here.  It is a HOT market area here in DC...

Suggestions???? Advice????
