Great Question Robert

I would suggest you look at the money you would have to spend and go with the most cost effective plan that makes sense for you. Branding can be done successfully on your own with a investment of time and a little money. Work your numbers and (1) important consideration is the effectiveness of these brands. Can someone prove that their"Brand"will increase your business? Again a very good question, if you are currently doing a  wholesale deal per month and your buyers are happy you should grow as the word gets out to the investor community.

Want to get in front of a Title Company and pull up the Deed. A title report would not hurt you either. Stay with it you will get it done. Love Oklahoma, family lived their in the 30's. Still have some out there.

Great Question:

If you are contractually committed to close on the A to B side of the deal then your committed. Adding additional clauses depends on you getting the Seller (A) to agree to an assignment of your contract. If you fail to close you will lose your deposit (earnest money).

In future make sure that your "C: Buyer has deposited money into escrow account prior to signing agreement (proof of funds) or shortly thereafter.

Tenant occupied property is for the most part a good thing if you are intending to wholesale this to a party looking for a cash flowing property. You would do a "assignment of rents addendum to a contract. If you are wholesaling to a fix and flip client that is another matter. You would have to determine what type of renters you have, long term lease vs month to month. If month to month then you can give notice that the property is being sold and give notice to vacate with resonable notice.

Howdy!!

Agree completely with getting a decent CRM system. If you fail to follow up with a single lead and lose 5 to 25 thousand on a lost opportunity you will kick yourself. Set yourself up for success.

Great idea. You have to make the case to the owner that your service will increase the desirability of the home. Many sellers are highly leveraged into their homes and may not have the extra proceeds from the sale of the home. For your protection, I would attach a invoice and contract that can be collected at the sale of the home. Please make sure that their Agent is on board with your agreement. To your success!
