Please get your p/s reviewed prior to signing and no money goes anywhere unless you have a signed contract. I would also confirm that the "seller" has the Title of the property you want to buy. Be cautious!!

Please do not give the seller your earnest money. Please for your protection place it in a Escrow/Title Company. Not sure why they are asking for a later close on the deal but I would get a firm closing date in writing.

Hi Anthony dealing with a distressed homeowner is hard at best. You must get to the motivation of the seller and learn their concerns. Then using this you address them. While I could dig into the "details" of a specific offer, I would have you take the approach in negotiations by convincing them that "it is about them".

Working on re activation of my license (was RE Agent for 8 yrs) I'm using 360 training.com It was 199.00 when I joined and it's accredited with State of Washington.  I'm slogging through it. If you do this please remember that if you become a licensee you will be restricted in your investment efforts as you must identify yourself as a Broker (Law of Agency). That puts some people off, particularly a distressed homeowner.

Phil is spot on with his assessment. The need to find good partners that can that can perform ie: not be widow shoppers is very important. Trust is a key component for long term, cordial business relationships.

The problem is that the true wholesale deals sell quickly to local buyers who know the market and can check out the properties and give a yes or no answer in the same day.  You've got to get some boots on the ground to be your eyes and ears locally, and you'll need to establish trustworthy relationships with the wholesalers you do business with so you know you're not buying bad deals.

Once you find the competitive deals, you need to put yourself in position to be a competitive buyer.

Larry Foster here in Washington State. Don't pretend to know your state laws but it has gotten tougher to get Title and Escrow to cooperate in these types of deals. I would make a suggestion. Contact a good Real Estate Attorney that can produce Title Insurance and escrow services and see if they can help.

Bought my first house in 2002. Small 2 Bedroom 1 Bath Home in Spanaway. Home sat on a large lot and I sold it for a 22K profit. What a great day it was to come to the Closing Table and pick up a check.
