Would agree with 65% rule but wise to also deduct repairs as well. When you sell to an end buyer they're going to  appreciate that

Yes, there's wet land around it. But calculation of 60 K in repair budget includes 10 K in drainage work to create drainage all around the home. Driveway is already there but unpaved but dry.
