@William Beck great list!  I'd love to own one in just about each of those...that way I could reserve a week a year at them for myself!  Just went to Island Park, ID this summer, by accident, great area and will go back.  And I own a place in Santa Rosa Beach, FL (near Destin) - very good area!

@Thomas Smith I agree with @Anthony Dooley I think as long as his disability income exceeds your requirements, you shouldn't worry for that reason.  He is probably a better bet b/c he isn't going to lose that compared to someone who has a job today, and doesn't tomorrow.

@Eric Carlstrom I think it will all depend on the initial inspection of the condition honestly.  With every house we ever buy, there's always a chance of something unforeseen going wrong, right?  If they look like they will need immediate replacement, how much will that cost you?  Is that cost something your numbers will make work?  You may be able renegotiate with the seller after the inspection too. (I don't know about the terms of your contract.)  Would your numbers work if that happened?

@Bradley Post I’m not in Florida but wanted to encourage you. I think joining a team is a great way to start on your RE journey. You could even start as a Virtual Assistant or. Transaction Coordinator. That way you could learn the lingo and the flow of a transaction by practicing it over and over. And you don’t have to worry about keeping up your RE license (paying all the fees) while you are still in college. Best of luck to you!

@Eric Carlstrom. Just a few thoughts:

1) Foundation issues- extremely common here in Oklahoma. You can get your realtor to get an inspection for free. Here in Oklahoma… it’s not If but when.

2) asbestos— while the home inspector can’t tell you 100% just by looking at it, they *should* be able to tell you if they suspect it (Like the square tiles used in kitchens and bathrooms especially), and from there you can decide if you want to get it tested. Will need remediation if found.

3) lead paint— the seller will probably say “I’m not aware of any lead based paint” in the disclosures. And your inspector again can probably give you a good indicator if they suspect, but it’ll also need to be tested for to be certain bc you can’t tell just by looking at it. Will need remediation if found.

4) how old is the electrical wiring? Could effect your home insurance.

5) how old are the AC and water heater units?

6) are there a lot of trees close to the house, you might want a sewer scope.

@Jachob Almond interesting, it's not that way here in Oklahoma, but it might be there where you are (work with a realtor for a year).  You have to still work under a broker here (unless you get your own broker license).  I don't blame you for not wanting to tie yourself to an agent, but one benefit from doing it (if you find the right mentor)....is you have the possibility of learning exponentially more than you would on your own in the same amount of time.

The TAPS class is definitely going to help you find out what all you are eligible for, in the case of a medical separation, you will likely have even more benefits. Take advantage of them!  I am a veteran, and my husband is a veteran (27 years, started E2 now.. 05/Lt. Col), so please feel free to DM me if you need some resources. We have seen a lot, and we are more than happy to help out.

@Jachob Almond Welcome to the BP Forums Jachob!  What about wholesaling in particular has interested you?  Are there any other areas that you are looking into? Have you thought about getting your real estate license?   There are some programs when you exit the military to help you find civilian jobs, you will be briefed about them in your TAPS class.  You might be able to use one of them to get your license.  I can ask my husband, he's in the process of retiring ADAF if you would like more info.  The base education advisor might know the answer too.

I'm not the the DMV area, but maybe you can set up some keyword alerts here in the forums, to help you make local connections.

@Thomas Cooper Welcome to the BP Forums! There is so much to learn and absorb here. I would really suggest setting up some keyword notifications of things that you  are interested in (like: Alabama, remodeling, rental property, books, lenders, DIY, etc...). Then you can engage in things that peek your interest and branch out from there by making connections!

@Bryan Eugene Long Congrats!  I think Norman is a great place as well.  The OKC has a lot of colleges/universities you could target if you liked that niche.  Are you going to continue looking in the same area, or branch out?
