@Jared Kornbluh Welcome to the BP forums!  I don't know about Jacksonville specifically, but the 1% is a hard one to find right now - not saying you can't - just not easy!  I would reach out to a local agent, who has area knowledge and can be your boots on the ground there  (BP Agent Finder: https://www.biggerpockets.com/...)  Also here is a forum specifically for Jacksonville: https://www.biggerpockets.com/...  Connect with some other people in the area, or just read what they are talking about.  Good luck and keep us posted on what deals you find!

BP agent connection: https://www.biggerpockets.com/...  A good agent will have several property managers that they know and can recommend for you to interview!  I give out at least 3 to each of my OOS investors they can connect with.

Welcome to the BP forums!  Hope you can get connected to some like minded people in your area!  What made you choose Indianapolis? 

@Jose Valdez Not an easy question to answer actually... are you comfortable investing out of state, or do you prefer something you can drive to and see at any time (local to you)? Will you self manage or use a PM? Are you interested in SFR or multi, househacking, STR, buy and hold, wholesale, flipping, etc...? Will you need a partner, or do you have a downpayment, reserves, money to flip? You may already know exactly what you are planning on doing - if so great! If not, I would narrow down what you are wanting to do first. Best of luck and keep us updated!

@BJ Beatty  Do a quick search through the forums, and get connected with someone already talking about it.  Here's a link to what I pulled for there. https://www.biggerpockets.com/...   You can also set up keyword alerts for areas you are interested (use the bell icon between your profile pic and the magnifying glass up in the top right).  

@Joe S. I wouldn't replace a roof unless it was lender required or not insurable...I'm curious as to what others will say coming at it from an appraisal/BRRRR standpoint!

@Sam Fickel I use an insurance broker who can access several different insurance companies for both my personal and business.  Have you tried a broker vs. just an insurance agent?
