I am always trying new marketing approaches & wanting to improve.

I feel like everyone is doing yellow letters or postcards to absentee owners or inheritance. They all have pretty much the same copy as well. This type of marketing was an innovative strategy and now has become the norm. Even though this still works, I am wanting to push the envelope and try new things. Imagine how well the first yellow letter campaigns must have worked before everyone started doing it.

Does anyone have any creative, outside of the box ways to market to find motivated sellers or that have been working well?

Or is there a specific niche that you market to that you have found to be highly responsive/motivated?

@Eric Kennedy Here is what I would do: Drive around an area where there is a ton of action (flips & cash transactions). Then stop at every house that looks like it is being flipped or that has 40 ft dumpster outside. Ask the contractors who owns the house. The investor/buyer might even be on site which is a huge plus! If they investor is not there, get his/her contact info from one of the contractors and call. They will be eager to jump on your buyers list. I like this strategy because it is a great way to create a dense buyers list of people who are actually doing deals.

If the seller is that motivated, I promise you he is calling other people as we type. I'd get a signed contract ASAP.
