Creative Ways to Find Motivated Sellers
I am always trying new marketing approaches & wanting to improve.
I feel like everyone is doing yellow letters or postcards to absentee owners or inheritance. They all have pretty much the same copy as well. This type of marketing was an innovative strategy and now has become the norm. Even though this still works, I am wanting to push the envelope and try new things. Imagine how well the first yellow letter campaigns must have worked before everyone started doing it.
Does anyone have any creative, outside of the box ways to market to find motivated sellers or that have been working well?
Or is there a specific niche that you market to that you have found to be highly responsive/motivated?

Now that everyone is on the internet, have you considered contacting people via Facebook, email, Linked In, G+, or one of the bazillion social media sites out there?
I once wanted to get a property and contacted the seller's wife directly via Facebook. It worked, and wound up buying a house for $21,000 which is now rented out for $750/month.
