Hi @Jordan Abromovitz - we use Greater Pittsburgh Settlement Company. The owner is Phil Scolieri and he is a member of ACRE. They're located downtown next to CONSOL. We have used them and have nothing but good experiences there. Here is their site: http://www.greaterpittsburghsettlementcompany.com

Also, if you do a search in the forums, there was a recent post where other Pittsburgh investors posted about the title companies they use. Hope that helps!

hi @Anthony Angotti - we use Wilke and Associates in Carnegie. We have been happy with them so far! We even had a quickbooks tutorial when we first started from one of the CPAs there which was extremely helpful.

Hi everyone, We are currently looking for 5+ unit properties. There are a few listed by the same owner (in great shape, nice areas) locally but they're wildly over priced. (As in we'd have to offer half to get any sort of cash flow) Has anyone had any experience talking a seller or his agent down? They bought these units year ago and at a great price. This is an older couple who is selling off their portfolio to retire. They've been on the market for at least 6 months.

@Sean Wirth   Greater Pittsburgh Settlement Company has been great to work with. We usually work with Toni there. Its owned by Phil Scolieri, a real estate attorney, and we have used Phil for all of our closings. Nothing but good things to say about both the title company had his practice, Scolieri Law Group.

Ted L. We don't personally flip, but I think signs during a flip are a great idea. Someone flipped a house down the street from where we live and had a big outdoor banner made of his company, logo and website and number. Great advertising. If you're thinking of doing this, I think it's a great idea based on what I've seen. The only downside I could see is increased break ins at night to get tools etc, so just make sure things are secure and your contractor locks up!

@Brian Gossett - welcome to BP! I'm located it Pittsburgh- Steeler nation! :) my husband and I have rentals here. 

The podcasts on this site are incredible and I can't stress enough for you to start listening to them. That is where I learned (and still learn) a ton in the beginning. I suggest listening to them your commute to/from work - I do that and it's  is definitely a motivator! 

Also search the forums for suggested books to read. I'm not a wholesaler (we own rentals) but ask fellow wholesalers on what they've read to help them understand and learn more about that aspect of the business. I know what we look for from wholesalers, and it's their ability to underwrite each deal. The ARV(after repair value), the work needed, even the area/neighborhood it's in and what properties sell for.

 It's good you have a focus on one part of the business. Master that, and move on to the next thing! Best of luck to you! Message me if you'd ever like to learn more.

Post: LLC's: CPA or Attorney to set up?

Craig Garrow we used a real estate attorney who specializes in investors/investment properties. (He even has a few himself). This worked for us because he understood our end game. We paid ~$600. If your CPA knows what she's doing, that's great, go for it! For us, since we were new and knew very little about setting up a legal entity, we went with an attorney - so to each his own. Are there other attorneys in your area? Maybe make a BP post for your zip/town/city asking for attorney referrals? $1,200 seems steep, but maybe that's average legal fees for your location? Hi everyone, Lawn care question about a duplex: *note: lawn care and snow removal is in both leases Care was split, tenant A tool care of back and side yard, tenant B took care of front (a hill). Tenant A has lived there for 30 years. This long term tenant started off like a dream, but recently has been very demanding. She is older and lives with her son, and they are now refusing to take care of the front lawn because Tenant B just moved out. They also will not pay for lawn care service to cut it. Lawn care is in both leases, but if one tenant moves out, can we make the current tenant take care of everything? Or do we have to do the other half/cover the cost of a lawn service until a new tenant moves in?
