@Bradley LaBrie we have allowed both - it depends on you and the unit. Others have mentioned making them “pet friendly” and I agree with them. What we have found is the most qualified tenants also had pets. So we were letting people go on the fact they had a small dog who was crated during the day to interview people who could barely make the rent. Also, you’d be amazed how quickly people agree to pay a $30-50 pet fee every month. That’s extra cash!

@Andrew Mercer We use the attorneys at Scolieri Law Group - Phil Scolieri is terrific. As for accountants, we use Wilke and Associates. They’re a little pricey, but they know what they’re doing. PM me if you have any questions. Hope that helps!

Hi! For those of you brave enough to do a live-in flip with kids, give me your best advice! Preparing as we are set to close on this in less than a month - we have a 1 year old and 3 year old. Planning to do the major renovations (kitchen/1 of the full bathrooms/ refinishing floors, etc) prior to moving in, and the rest of the “smaller” stuff while we live there. Thanks!

Hi Calvin, I suggest going to ACRE - tonight (6/5) is their monthly meeting at the Double Tree hotel in Greentree. First time guests can attend for free! Also, Anthony Angotti hosts a monthly meet up in the South Hills that’s pretty great. I want to say it’s the 3rd or last Thursday of the month? Smaller group, eager investors and lots of networking opportunities. Hope that helps!

Hi everyone! We have a large 4 bedroom that is currently rented out to 3 recent grads/ young professionals. They have been relatively quiet and good tenants. They recently asked if they could have a friend move in for the summer months. This individual moving in is a recent (under) grad looking for a place to live this summer while she is in between schools... she’s going to start grad school this fall. She went though the background check and checks out. My question is... how do you add her to the lease? We thought of an addendum binding her to the current lease for the months she was staying, but do all the roommates sign that? Would you do a whole new lease just for her, or make everyone sign a new lease? That seems like a hassle, but we want to be sure that the other 3 roommates agree to have her move in for a few months. Thanks!

We were able to deny on income requirement (could not verify her income) so we dodged that one! Looking at her application, we found other things that were very misleading - including her mom who was the one who submitted the application, kept checking in on the application, and kept referring to it as "her" application, though everything was in the daughter's name (with the expunged charges).

So strange. Thanks for the insight.

Buckle up. You can’t make this stuff up. We have an applicant who had the following 4 charges expunged from her record: -aggregated assault -burglary -criminal attempt - CRIMINAL HOMICIDE -conspiracy- aggravated assault Sounds like a model citizen, right? Needless to say, we don’t want to rent to her. Her application otherwise checks out (credit score, income, etc) so we can’t deny her on anything else. So how can we legally deny her, because she wasn’t convicted of those crimes (and she has the expungement letter). Thanks!

Thanks Nicole W. ! I especially like the "not their life coach" piece of advice... that's so true! If that's what they think we are, then we are seriously under charging ;) We do try to stay neutral and I do take everything with a grain of salt, but the drama is so old! Thanks for the advice. I'll try to ride this one out.

Hi everyone! We have a triplex with neighbors in the basement unit and first floor unit constantly filing noise complaints on each other. It's getting to the point where one tenant "feels threatened" by the other... calling curse words through walls, etc. Both tenants checked out in background/credit checks, both have jobs and are easy to work with one on one. I'll add we had other tenants in both apartments and never had noise complaints from them. Ever. What do we do to end the apartment noise drama? They've called the cops on each other when it's loud at night, etc. Looking for any help, thoughts? Experiences? Thanks!

Mike Rodack - my in laws live in White Oak. Definitely a nice town/area, but consider it's still in McKeesport. I'd agree that it's probably a better flip than rental.
