We are starting to get interest from multiple private lenders (yay!!) What level of involvement in the actual property/analysis/deal do you typically see with your Private lenders? What are the pros / cons? Thanks!!

I'm a MM person too, and the S always gets me... it's my drowsey time before the coffee kicks in. :-) 

My husband and I have been investors for 2 years. However, since my husband and I started to do the MM and built in RE related affirmations, we have experienced such success! It's only been about 1.5 months, but we are gearing up for growth and couldn't be happier. 

Wishing you guys luck and success in your MM. If you figure out a way to stay awake for the first "S", let me know! :-)

Ankith Chandra congrats!! So happy you found BP, keep reading and keep making rental properties a goal, and it will happen sooner than you think! Also, if you like personal development books, check out "The Miracle Morning" by Hal Elrod. And when the time comes for a rental, buy "The Book on managing Rental Properties" by @Brandon Turner - full of great info and walks you through all types of scenarios!

We allow pets- or should I say small dogs (no cats!). We run any breed past our insurance agent and she will tell us "yes" or "no". They don't allow what they call "aggressive breeds" We charge a $25/month pet fee.

Welcome Anna Carpenter ! Biggerpockets is the place to learn more and more. The podcasts are a good and easy place to start. My husband and I started investing 2 years ago. If you guys are new and want to learn more, I also suggest the ACRE meetings. They are the first Tuesday of every month, so the next one is this up coming Tuesday evening. We also learned a lot about the Pittsburgh market there, as well as a ton of good contacts. Good luck!

Hi everyone, My husband and I have a few buy and hold properties, and would like to meet with a real estate coach on a regular basis (weekly, twice a month, whatever works). We feel like this will help us grow our business and network tremendously. Who uses a coach/mentor and has regular meetings or calls with them? Did you know them and have a rapport prior to this, or did you find them solely for coaching? Are they local or out of town? We are still building up our network, but already have many contacts who we would consider "unofficial mentors". Did anyone ask a colleague to mentor you? If so, how did you make that transition from colleague to coach? Of course we would expect to pay a fee or offer some value to that person in some way. We just wanted to get a gauge of what has worked for other investors. Any info would be helpful! Thanks!

Sabrina Shaw - my husband and I listened to the same podcast. We bought and read the book right away. We have been MM'ers ever since. If you need accountability we are here for you! It would be nice to hear your miracle morning as a fellow real estate investor! The Facebook group is great, but not focused on solely RE. Good luck! I hope you did the 30 day challenge!

Anthony Angotti - I agree with everyone else. Education is key! My husband and I belong to ACRE, we have found it to be very worthwhile to go. Not only is the content great, but people there will bend over backwards to help you get started. We have nothing but good things to say about the people we met and work with through ACRE. There is also a MeetUp by Alex Deacon, he hosts one in Carnegie one Saturday a month for free! We have gone to Joe Calloway 's events as well through ACRE and his company - inspiring and very informational! Also, request to join the Pittsburgh Real Estate Investors group on Facebook. Hope that helps! I also can recommend a few books that I've found useful for our buy/holds if you'd like. Good luck!!!
