I agree with the others about FHA loans and house hacking - I wish I would have known about house hacking right out of college! Good for you for getting started early.

Also be sure to check out local real estate investing groups/clubs/meetups. You can and will start to build your "team" from networking! Look up ACRE of Pittsburgh, Pittsburgh REIA, and look on the MeetUp platform for local events in the North Hills.

@Tyler Vicari in addition to REIA check out ACRE of Pittsburgh (Greentree Double Tree Hotel, first Tuesday of the month) and a smaller "south hills meet up" lead by @Anthony Angotti, third Thursday of the month in Carnegie.

Both are great places to network and ask questions!

I’d recommend against it. We have looked at too many chopped up Pittsburgh homes that were converted - it is a great idea in theory but never turns out well IMO. The two spaces are often “weird” and I think you may have trouble getting a decent tenant in a space like that. Also the zoning — Our properties are outside of the city limits but I’d imagine that wouldn’t be easy or a fast process. Now maybe if you have a rockstar GC this might be a viable option, but it doesn’t sound like that’s the case. 

I’d recommend buying a duplex and house hacking that route. The cost is comparable and the zoning headache is already done. 

Another option is to buy a SFH and renovate it over 2 years for a "live in flip". After 2 years you avoid capital gains tax when you go to sell. I'm currently doing this with a SFH in the south hills. Just know your market and prices and maybe this could work for you?

@Quito Keutla wow martial arts. I definitely can see how that focus and commitment could transfer into a business, and I’m glad it shows through yours! I’d love to do a poll of BP endurance athletes. I’m not a fast runner, but I do commit, stick with a plan, make habits and see my goals through.

@Account Closed yep, definitely agree with pushing yourself. I never thought I could run a marathon and set such limiting beliefs on myself. It’s amazing what a mindset shift can do! 

Also, winter/snow training sucks. Good luck with your ultra!!! I’d love to hear how you do once you crush it!

Thank you for the thoughtful reply! I totally agree with all the traits you listed, especially the point you made about the highs and lows (they do come in waves!) and the laser focus on the end/long term goal. Great points all around, and true that you need both to be a successful athlete and investor. 

Congrats on all the marathons and especially running Boston! I ran the Tunnel Vision marathon out in Seattle and the Marine Corps Marathon this fall, with many halfs here in Pittsburgh. I always say I’m done and but find myself looking for another one to run? :)

Hi BP Community, 

Where are the endurance athletes at?  

I am starting to notice the correlation between people who are successful (in their fields) and some type of endurance sport/race/training. Listen to some BP Podcasts and you'll hear quite a few guests talk about their "other" hobbies, which often include endurance sports. My opinion is that people who set goals, and take their businesses to the next level (more units, apartment complexes, better systems and processes, hiring employees, etc.) are also naturally competitive and successful in other areas of their life, too. 

I'd like to hear from you... have you completed some sort of endurance race? If so, what was it? I myself am a distance runner and a half and full marathoner! :-)

@Nick Murray demo is fun... for a day. A lot of people don’t realize how long demo actually takes if you’re taking on a larger project. And also how expensive it is to pay for a dumpster or garbage service to haul it away.

@Jon Neumann call the Greater Pittsburgh Settlement Company. PM me for their number, but it pops up in a google search (it won’t let me post it here). They’re located downtown right next to PPG Paints Arena. 

This is a part of Scolieri Law group, which is a team of real estate focused attorneys. We love Phil & team. I’m sure they’ve handled all cash transactions, and they handled our “no agent” (but we had financing) deal last fall.
