Great 5,7 and 12 units listed for sale... But way over priced!

Hi everyone, We are currently looking for 5+ unit properties. There are a few listed by the same owner (in great shape, nice areas) locally but they're wildly over priced. (As in we'd have to offer half to get any sort of cash flow) Has anyone had any experience talking a seller or his agent down? They bought these units year ago and at a great price. This is an older couple who is selling off their portfolio to retire. They've been on the market for at least 6 months.
