I'd surmise that folks traveling in from outside of town for Derby (and related activities) would want to be in "A" areas (or thereabouts).

@Scott Schultz Are you operating predminantly in or outside of your market of residence? I'm in Louisville and see super cheap properties but they're in (more or less) straight up war zones. Are you in D properties/areas to get those numbers? Solid numbers regardless!

@Art Warshaw Great to hear. I’m 36. Social media paints a picture that everybody is driving a Lamborghini by the time they are 28 and if you aren’t, you’ve failed. I’m just getting ready to start and want to (in a perfect world) have enough cashflow in roughly 10 years to not worry if my employer gets bought out, etc. I think it’s a strong but achievable target.

I'd check with replublic. They also are big fans of 20yr AM's as well.
