@Ben Shaevitz I purchased them turnkey and they have been ok for me. I purchased them in the $60-70k range and they all rent for $795. If I had to do it over again I think I would have BRRRR'd them instead of buying turnkey. But all in all they do ok.

HI @Anthony Cecena I would also add Joe Fairless' Best Ever Conference in February and also The Raising Money Summit in October, both are in Denver.  I have attended 2 out of the 3 you listed with exception to Brad Sumrok's.  If I had to pick between the 2 I've attended I would choose Rod Khleif's hands down.  In my opinion it's a better group and I just got the feeling they wanted to help me more vs make money off of you.  Overall the content is equal.  Hope this helps and keep us updated on which you attend and how they went!

@Nicholas Groover try The ABC's of Real Estate Investing by Ken McElroy or any of the bigger pockets books which you can find on this site.  Good luck!

@Ryan Nguyen I agree with @Aaron K. on not knowing the area.  Many people study an overall market and do not understand that there are many pockets and submarkets within that market.  Just because a certain city/market is hot does not mean that you can just buy anywhere.  You have to go visit that market and fully understand the area and neighborhoods you are purchasing in.  The other mistake I would say people make is trusting too much on your "boots on the ground".  Again tying this into visiting the market and getting a feel for it yourself, trust but verify!

@Ben Rocca Good luck on your trip to Phoenix!  I was just out there looking at some properties last week.  Since you are located in LA we should meetup sometime and see how we can help each other.  My company also looks to invest in the Phoenix market and we focus on multifamily in the 50+ unit range.  PM me if you're interested in getting together.
