Hi @Amy C. I took Gene's online course but did not do his live course.  PM me and I can tell you more but I was not a fan and felt I was being upsold the entire way instead of being provided value.  I do not know of any books but one thing I did when I was looking into this model was went and walked through a handful of existing ALF's in my local area.  It really brings a perspective that I didn't expect and if you are looking to do it in that local market you will see where your competitors are weak.  Good luck!

Hi everyone,

I currently have 9 SFR's in 3 different states and want to sell them as a portfolio and then 1031 them into a small multifamily. Are there brokers out there that can sell off all 9 in a portfolio since they are in 3 different states or will I have to sell them off in 3 separate packages? And is this a strategy that makes sense? All 9 currently cash flow and are above the 1% rule.

Welcome @Michael Benanti!  BP is a great source for information!  I would also suggest listening to some podcasts as there are many great ones out there, I love them because you can learn from other people's mistakes so you hopefully avoid them yourself!  I have several buy and hold properties so if you have any specific questions please let me know!  Good luck to you and your girlfriend.

Hi @Mike Doyle you can always contact the Economic Development offices of each city, they will provide you with information on current and future plans for the city. Also check out reports from IRR (Integra Realty Resources) and the Milken Best Cities Report (you can google this). Other good sites to check out demographics are City-data.com and census.gov. Since you are located in the OC, I also want to let you know that I host a meetup in Long Beach that focus' on out of state apartment investing.
