Hi @Rafael Rosario congrats on getting started! I would say that all of the books the Bigger Pockets offers are a great starting point.  From there you can decide on which niche you specifically want to learn more about and then research from there.  Good luck on your journey!

Post: Insurance for Multifamily Properties

Hi everyone,

Looking for advice on what I need to make sure is covered in a multifamily insurance policy.  I am sure that just a standard policy would be pretty risky, is there anything I should be aware of or make sure I add to the policy?  We look for B-C value add 1960's or newer in Arizona just in case.

@John Jeffrey Just make sure you triple check the taxes before purchasing in Chicago! I have some SFR's out there and they all cash flow but the taxes are brutal and can make or break your deal. This city always seem to have their hand in the cookie jar for one thing or another out there. Good luck!

Thanks @Doug McVinua, @Justin F. and @Bjorn Ahlblad!  This is very helpful.  The building was financed about 10 years ago and overall it's in good condition.  The electrical will definitely need to be updated as it's currently on a fuse system.  I've accounted for this but will need to look into scoping the lines.  It is on a sewer system and the units all have AC.  Thanks again!

I am currently looking at a 1960's build MF in Arizona.  Typically we look for 1970's or newer, what are some things to look out for when dealing with buildings build pre-1970's?

Hi everyone,

Wanted everyones insights on working with a buyers brokers vs listing brokers.  I feel they both have their advantages and disadvantages.  I am currently in a situation where I have built relationships over the past year with listing brokers and am now starting to get the deal flow I've been looking for from them.  On the other side, I have just recently been working with a few buyers brokers non-exclusively.  The buyer brokers are now pushing to represent me in deals that they are not bringing me.  I know that having a broker who is on your side of the table is a benefit but I also feel that closing with a top listing agent in the market I am invested in will be beneficial long term and will increase the likelihood of seeing more off market deals from them.  Thoughts on how to handle this and whether it's best to play the field with brokers or work with a buyers broker who represents you on all deals?

@Jonathan Cox I started investing with Turnkey rentals. I agree with Brian that you have to be careful. There are more and more "turnkey" providers out there now and everyone's definition of turnkey is different. I am glad I did it and they have worked out for me for the most part. However, if I could do it over again I would have not purchased as many and went in MF or BRRRR's after the first few. I'm happy to answer any more questions you have, just send me a PM.
