Write down a conversational script that compels the seller to answer your questions.  Like, "Is Now a Good time to talk", or "Why don't you list the property with an agent?"  Make sure the script has lines to get all your questions answered concerning repairs, leins, etc.  Use a Call Center or Voicemail Service to answer the incoming calls, you could "waterfall" the incoming calls to your personal cell but the risk is not having the script in front of you ready to go.

Use a "Purchase Agreement" contract. I am not sure what you mean by flawless, make sure it is subject to inspection and be careful about EMD. Rely on your title company to make the actual trasaction legal and "flawless" (title insurance, etc.) Looking for a Real Estate Attorney will just slow you down, make 10-15 offers a day and be transparent!

Using Fannie/Freddie is holding you up, I use a lender with 30 day seasoning requirements.  Keep your money moving!

I use Visio, interest rates are 6-7% but non-recourse and 30-year fixed.  I work with Missy, tell her I sent you.

The best CRM for beginners is hands down Highrise HQ.  I've coached multiple rookie  wholesalers through my prefereed CRMs: Streak (integrated with Gmail), Podio, etc.  There is Freedomsoft which I am intrigued with...  anyway you can't go wrong with HQ, the other CRMs can potentially bog you down.  And it integrates with Mailchimp, etc.

No tax returns necessary,  loan based off of appraisal

no tax returns needed. I had to send a few things like bank statements, LLC docs etc. But nothing overwhelming like a Fannie Freddie ask. As long as the LTV qualifies you should be fine

I worked with multiple lenders, and finally found the best for me through Capital Connection. I work with Missy at Visio Lending for every refinance I do, I've done three this year alone with her. You can keep them in an LLC, fixed rate for 30 years, non-recourse so the loans don't show up on your credit, etc. Sure the rates are above 6% but the numbers work... PM me if you need contact info.

To Refinance I always use Visio Lending, I work with Missy.  You can't go wrong with 30 year fixed, non-recourse, doesnt show up on your credit check, etc.  PM me if you need contact info.  The interest rates will probably be above 6% but then you can Repeat above the Fannie/Freddie thresholds.
