1.  Yes, Without a doubt

2. One at a time, depending on need.  

3. VA Acquisitions Manager or Filter, Property Manager, General Contractor, and Inspector are my core but more are added as we go....

4.  Don't worry about the team until you have a paying task for them to complete.  Just do deals and the team will materialize as your needs arise.

Perhaps the REI community does foster unrealisitc market expectiations. But the key word here is "market." Those same expectiations may be realistic for a fraction of "off-market" deals. Although I now use an agent, if I started with an agent my expectiations would have been "unrealistic" for sure.

6-plex in south St Louis city, 63111. Locked it up for 142k. All one beds, fully occupied,  3k gross rent. New roof, new windows, 4 of 6 units updated. Well maintained.  I own 11 units in the area, this would be my first commercial. Down payment would be a stretch for me... Not sure if I should do it now because the commercial game is so much different: bigger down payments, exit strategy unclear, refinances not fixed, inspections more expensive, etc.  Perhaps I should just wholesale it... my first post, any feedback?
