Finders Fees or Assignment Fees should be based off the offer from the Cash Buyer.  For instance I buy properties at 50 to 30 times rent (acquistion plus rehab).  So when I offer 30k for a property and find out that the wholesaler made 10k, I don't care.  They give me deals and fill a niche in the marketplace.

You can use your HELOC for anything, buy a new motorcycle if you want. Yes, you can use it for multiple down payments at the same time.

just closing costs, ask the buyer to pay for them, ask your title company for a example HUD

Yes, plenty of options for Rehab Loans.  Do you own the property already?

GC should secure the property during Rehab, PM should secure the property after Rehab.  Turn on Porch Lights or Play dog barking recordings if you are concerned.

Find Buyers at REIAs, Auctions, Send Letters to Cash Buyers, Bandit Signs, text Agents, etc.  many ways to do it.  Get it under contract first
