Work with a private lender next time, they can finance up to 90% of your purchase price and 100% of your rehab.  They are everywhere and very easy to find.  PM me if you need a referal

yes, as long as he is not represented by the agent.  If he wants to go ahead and be represented by an agent in the future, just ensure you are listed under the exclusions portion of the agent contract

Yes, with a traditional bank you can do up to ten.  Rules are always changing, there are some stipulations.  Use a lender that has experience like Graham Parham

As many as you want, just need to work with a lender outside of the fannie/freddy arena
