Thank you.I understand it better now, even though HVAC is a major component of a home,it's dealt as a separate entity that depreciates, likewise I am assuming that would be the case with refrigerator, washing machine furniture etc

I am trying to wrap my head around the concept of depreciation. Let's say I upgrade my HVAC to replace old if install new condensation units worth $10000 just for the sake of numbers, how does it impact my depreciation

Thank you and it makes sense but I have couple of questions.

#1 Is it mandatory or required by law to purchase a title insurance or is it just a stringent requirement by the lender to process the loan?

#2 Since you mentioned the previous lender's title insurance becomes void does that mean borrower's title insurance which was bought from the same company also becomes' void?

I currently have a a pretty good mortgage rate at 3.5 and aiming to lower the rate to 2.5 and the points and lender fees are making it unattractive I am just trying to see if there is a way out to bypass lender title insurance,

I recently got started shopping around for refinance and the lender fees is very hefty and one of the fees they are including is the title fees, will I need to pay title fees again? even if I hold title insurance during my previous purchase? The concept of HELOC is new to me but I learnt this can be secondary lien that gives an opportunity to pay off loan quickly. I am shopping around but having a hard time to compare and contrast since the product is not straight forward like a conventional loan and I don't quite understand what it means when the product is presented as follows and how do I know if this is a better rate in the current market.Are there any books or video resources that can help me make an educated decision?
