Investment Info:

Single-family residence wholesale investment.

Have you ever seen a more beautiful burn out? This was my second wholesale deal and it was a beater. I got my buyer approved with two hard money lenders that then decided they would not lend on the deal.... Thankfully he had the capital to close this beauty with cash.

Sales Price $65k

Rehab $135k

ARV $290k

Good morning BP! 

What is the best way to connect with end buyers? I have been using facebook, instagram, connected investors, BP, and throwing bandit signs. Just difficult trying to figure out who is a legit buyer. I have 20 properties a month and my goal is to find a buyer for reach one. Is there a better way to find buyers or is there another stream I should utilize?

The key to success with them was narrowing down their efforts and time the most effective and efficient lead sources.

1st step is to utilize tools such as Mojo Neighborhood Search/Skip Tracer or similar features through other programs to narrow down contact info to exactly what is in your buy box and also only look at those properties owned 5-10+years, not owner occupied or out of state owners, lower LTVs and cold call/send direct mail monthly to these addresses to maximize the top of your lead funnel.

You could also Drive for Dollars and look in high value neighborhoods for unkept or obviously vacant properties that are not getting the TLC they need and also call and mail the contact info you find for the owners monthly as well.

Let me know if you have any questions around logistics or other tips for attracting more higher quality leads!

 @Trent B Paul Thank you so much for all of the helpful information, I am really focused on trying to find quality buyers right now. Is there another program to use for that? Thankfully I work for a wholesale brokerage with AA's that find the properties, so my goal is to find a buyer for every one of them. When I get moved to acquisitions I will absolutely utilize Mojo alot of my team uses them as well.

 Cold calling, if they were not willing to sell their property then I asked if they would be interested in buying more. More often than not the answer was yes. I got all of my first clients from cold calling and I still get more clients from cold calling. It is the best of both worlds, you are finding off-market deals while also gaining more clients.

Post: Buying in a LLC VS a Trust?

Good morning BP and GO DAWGS!

When purchasing an investment property, what you you say is the better advantage buying in a LLC or buying in a Trust?

I know when buying in a Trust you are able to avoid state and federal fees upfront to be able to establish. However, they do not offer great asset protection, can can costly and timely to establish, and lastly financing and managing can also be more difficult. Trusts are used as repositories for assets that will be distributed to beneficiaries after the death of the original owner.

When buying in an LLC states require fees in order to establish or register within that state. If an LLC owns a piece of land in a state, it must be established or at least registered in that state. There also no exceptions to that rule. LLCs are a type of business entity that shields owners from liability for business debts and avoids double taxation while providing for a flexible structure to manage the business.

Would you consider one better than the other and why?

@Katlynn Teague I'd say to pick a focus and stick with it. SFH buy and hold in ATL is your thing? Cool. Focus on the things you can control and don't get shiny object syndrome. Market does seem to be softening, but that doesn't mean there are no deals out there to be made. Your skillset as an investor will come by creating opportunities when no one else sees them.

Good evening BP, my name is Katlynn! 

I am a freshly licensed (AUG 2022)  agent here in the Atlanta market and I work for NetWorth Realty of Atlanta. . I joined NetWorth Realty (National Wholesale Brokerage) to learn the ins and outs of the real estate investing world, my grandparents have properties all around Georgia and Saint Maarten. My goal is to have properties like them and gain financial freedom. Since working at NetWorth I am now specialized in selling fixer upper in the Atlanta and Metro markets. I have learned so much about real estate investing in these short six months then I ever thought! On a daily basis I get to work with experienced investors, contractors, inspectors, lenders ECT. Everyone has been so helpful in walking me through different processes and I can't wait to learn even more. I hope by then end of this year or beginning of next year I will be ready for my first flip.
