Hi @Margot Weatherford and welcome to BiggerPockets!

Georgia does indeed allow double closings. Let me know if you need a referral of a great closing attorney in Metro Atlanta!

I'm in need of a attorney or title company that does the double closings in Georgia

@Joan Finocchio MaManany McLeod Heller can do it for you!

Good Morning BP,

Can anyone recommend some Creative Finance courses?

My two business partners and I are located in Atlanta and we are looking to expand into the creative finance game. We want to learn seller finance, subject-to-, wrap-around mortgages, ect. We would need to learn all things creative, starting with how to pull numbers on a subject, is this a good deal, how would  move this deal to an investor, ect.

We have looked into Pace Morbys course however, we are a brand new business and we are not in the place to drop $12k on a course. We also looked into Ron LeGrand's course for creative finance, the price was nice however, it seemed a little outdated (now we may be wrong).

In an ideal situation, we would like to spend $5k or less on the course, online, with the chat-bots or a call-in line for questions with an extended expiration date to ensure my business partners and I have enough time to thoroughly study and take the course and also have the opportunity to re-visit if we have more questions later on.

HELP PLEASE!

You might be able to find that somewhere, but my experience (30 years) is that the reason it's called "creative finance" is because no two deals are the same. That means that having someone bail you out of the situations you'll find yourself in will be critical to your success.

Chat bots aren't to that level yet and the answers I've seen at Mr. Pace's "community" will get you into trouble if you ever get audited/sued. Ron's material is good but I'm not sure how much their "one on one" is these days. I have "one on one" students in Atlanta, doing very well, but if price is an issue, I'm not your guy. We believe underfunded investors doing creative finance are a legal danger to themselves and to the seller. So we look for sufficient capital reserves to be sure people stay out of lawsuits.

Ken, I would love to take a look at what you have to offer!

We do have a finance partner in the event we need more capital. Do you have anything I can review with my business partners?

Katlynn,

I have always tried to buy the ugliest house in the neighborhood. I have a flip that I recently finished that is now on the market that is located in a rural area that is not technically in a neighborhood. I like the properties that when I start fixing them up I have people stop to tell me how good it is looking. The new flip I just started working on is in a small town, but once again it was the ugliest house on the block.

Would love to see some pictures! How do you go about finding them, is it harder in the more rural areas to prove value?

Good Morning Bp!

This question is geared toward my Atlanta Investors,

What neighborhood do you think is the most "up and coming" right now?

If you're not in Atlanta, what state are you in and what do you think your "up and coming" market is?
